Building Group to Construct The Heritage at Georgia Avenue Apartment Complex in Silver Spring, Maryland

The Building Group has begun construction on The Heritage at Georgia Avenue, an apartment complex, in Silver Spring, Maryland. Our Washington regional office based in Vienna, Va., is providing construction management services for this $30+ million project under a contract awarded by a joint venture sponsored by Priderock Capital Partners LLC. The architect of record is The Preston Partnership, LLC.

The Heritage, which will house 210 units and two levels of underground parking, has been designed to achieve LEED Certification. The new nine-story structure will be connected to two existing buildings on the 1.88-acre property, one of which will be completely renovated under this same contract. The other existing structure will be demolished except for a portion that will be kept as an historical feature. As a way to connect the present and past, the design incorporates salvaged pieces such as glass block, clay tiles and a vintage dry cleaning machine from the site’s previous tenants.

Priderock anticipates a grand opening date of Spring 2013.

"This complex will be a place where middle class, working people can live without having to own," said George Banks, co-founder of Priderock. "That's the only difference between these apartments and condos." The complex will offer a gym with a golf simulator; massage area, concierge, swimming pool, and secured parking. According to Banks, 13 percent of the units are slated as affordable housing, in compliance with city code. "We're trying to put quality housing stock back into the city by offering a nice place to live," Banks said. "We want to get these buildings back on the tax roll for the city."
